Home Inspection Process

Congratulations on your home offer! Now, it’s crucial to arrange a home inspection to ensure it’s a wise investment.

Step 1: Scheduling

To start the home inspection process, you’ll first schedule an appointment, making sure it fits within the timeframe of the purchase agreement. We’ll figure out your needs, get information on the house, and give you a cost estimate. Prices vary based on location, home size, and additional services, typically ranging from $300 to $600.

Step 2: Inspection

During the home inspection, our certified team will evaluate the home's major systems and components, including the roof, plumbing, electrical, HVAC, foundation, and more. This can take anywhere from 2 to 4 hours, depending on the property's size and condition. It is not required for you to be present at the inspection, but it’s highly recommended so you can see any issues firsthand and ask questions.

Add a 90-Day Inspection Warranty

Don’t let unexpected repairs overshadow the excitement of your new home purchase. All Upright Inspections are backed by the InterNACHI Inspection Warranty Pro Plan. Enjoy coverage for up to 90 days from closing or 120 days from date of inspection, whichever comes first.

Step 3: Final Report

Within a few hours of the inspection, you’ll receive a full digital report with photos and descriptions of our findings. This includes issues that need attention, maintenance recommendations, and safety concerns. While a home inspection report is not a pass/fail test, it will highlight any issues and give you vital information needed to make an informed choice in your home-buying journey.

Step 4: Review and Negotiate

You’ll review the inspection report with your real estate agent to understand any potential impact on the purchase decision. Based on the findings, you may negotiate repairs, request credits, or reconsider your offer with the seller.

In summary

The home inspection process empowers buyers with the information they need to make informed decisions, ultimately contributing to a smoother transaction.
